One of the first questions after water damage is, “Will my insurance pay for this?” The honest answer is: it depends on the cause. Here is the general framework most policies follow.
Usually covered: sudden and accidental
Most homeowner policies cover water damage that is sudden and accidental — the kind you could not have seen coming, such as:
- A burst or frozen pipe
- A failed water heater or appliance supply line
- Storm damage that lets water in through a breached roof or window
- An overflow from a sudden plumbing failure
Often excluded: gradual or neglected
Coverage usually does not extend to damage that built up over time or could have been prevented with maintenance, such as:
- A slow leak left unrepaired
- Lack of maintenance leading to rot or mold
- Seepage through foundation cracks over time
The gray area: flooding and sewage
- Flooding from outside (rising water, storm surge) is typically not covered by a standard policy and requires separate flood insurance.
- Sewage backup often requires a specific endorsement on your policy.
How to protect your claim
- Act fast to mitigate further damage — insurers expect you to prevent the loss from getting worse.
- Document everything with photos and notes before cleanup.
- Work with a restoration company that documents moisture readings and scope and bills your insurer directly.
